Completed in Fall of 2007, we tore down the existing structure and worked with The department of development of the City of Seattle to grandfather in the existing non-conforming footprint, maximizing the possible square footage on the lot. The lot has a slight grade of just 10% but that’s enough to give us three floors including a livable daylight basement that walks out onto an enclosed garden area. Additionally, decks on both floors allow for the owners to enjoy the outdoors while inside and take advantage of the territorial views of Madrona and the Cascades.
